Burj Khalifa fee 'competitive'

A cross-section of realtors and estate agents told Emirates Business that they found the service charges for Burj Khalifa to be competitive.

Matthew Hammond, Head of Agency, Jones Lang LaSalle Mena, told this newspaper: "The quoted service charges for the office component of Burj Khalifa seem competitive given the height, the amount of lifts and the total glazed area. Tower buildings tend to have higher service charges and the level quoted seems in line with other office towers within the Europe, Middle East and Africa region."

Service charge for the current year in Burj Khalifa, the tallest tower in the world, has been set at Dh52.77 per square feet for residential units and Dh55.70 per square feet for office units, this newspaper can reveal.

Mohanad Alwadiya, Managing Director, Harbor Real Estate, said: "If you compare the total maintenance and service charges of Burj Khalifa to other luxurious projects in town, you'll find that it is not the highest, which is quite impressive, as everyone was expecting the Burj Khalifa charges to break all records in terms of maintenance and service charges."

According to Harbor statistics, Lake Hotel, The Address in Downtown Dubai offers two service charge options of Dh60.56 and Dh58.26 per square feet to its unit owners. Dubai Mall Hotel has a service charge of Dh42.66, while Marina Mall Hotel charges Dh38.95 per square feet.

The highest service charge is set for the Armani residences who have to pay Dh78.63 per square feet, while corporate suites will be charged at Dh71.99 per square feet, according to information given by Emaar call centre.
