3-year rent cap for Sharjah tenants

Landlords and real estate developers under Sharjah Municipality (SM) will not be allowed to increase rent for three years from the start of the tenancy contract, a senior municipality official has confirmed.

 A report in local daily Gulf Today quoted Director of Consumer Protection, Sharjah Municipality Salim Hamad Al Shamsi, as stating that tenants are legally protected against any increase in rent by a mutual three-year contract registered under municipal regulations.

Any signatory to the contract is not eligible to alter its terms, he said, adding that the terms and conditions laid down in the tenancy contract regulate the relationship between landlords and their tenants.

The report quoted Shamsi as saying that the civic body has started offering new services for the public. This includes the need to provide identity cards, which will replace the many paper documents previously requited and the launch of special business counters.
