Dubai, Sharjah rents: Fence saves you Dh10k
Al Nahda area is not just divided by a fence, but by rents as well
There’s a frail fence that runs behind the Sahara Centre Mall, demarcating Dubai from Sharjah, with just a small gate to allow pedestrians to cross over to the other side.
But, it’s not just this line that establishes one emirate from the other, even the rents do.
Despite sharing the same name, Al Nahda, rents on the Dubai (Al Nahda 1, to be precise) and Sharjah side are contrasting.
If a one-bed apartment on the Dubai side is marked, annually, at Dh30,000, the same across the fence is rented out for Dh22,000.
In fact, for the price of a one-bedroom in Dubai (say Dh30,000), you could get yourself a 2-bedroom apartment across the fence.
“The rents for a one-bed ranges between Dh22,000 and Dh28,000 for a year in Al Nahda, Sharjah,” reported property agent Nadeem.
While his counterpart on the other side of the fence, Shauqat, marks the annual rents for 1-beds in Al Nahda1 between Dh30,000 and Dh45,000.
While a 2-bed apartment on the Sharjah side is rented annually for anywhere between Dh30,000 and Dh55,000, the rents on the Dubai side range between Dh43,000 and Dh65,000.
Property agents in Sharjah claim Al Nahda is popular because it offers cheaper rent despite being just a hop, skip and jump from Dubai.
“It’s easier to rent out in Al Nahda than Sharjah interior. Even the commute to Dubai isn’t that long. Just add another 10-15 minutes to your daily drive and you are in Al Nahda,” added Vishal, a resident of
Al Nahda, who commutes daily to Dubai for work.
The rents for three-bedroom apartments on the Sharjah side ranges between Dh40,000 and Dh58,000, while in Dubai, it starts from Dh60,000 and goes up to Dh110,000.
“Earlier everyone was moving to Dubai because the rents had dropped there, but now that Dubai rents are slowly increasing, people are moving back,” added Nadeem.
