JLT parking spaces to be allocated to residents

JLT residents until now may have come home with a certain piece of mind, knowing that they could park their car wherever they wanted, everyday again. Or this may have proved troublesome, as competition to park next to the entrance is fierce, especially when coming home at peak hours.

In any case, free parking is to become an era past, as it is to make place for the allocated parking space. In a while, all JLT residents will be entitled at least one parking place.

“With the completion of the majority of the clusters, tower developers and Owners Associations (OAs) will need to start formalizing parking at their respective towers, including the allocation of parking bays to specific units,” said DMCC in an official statement to Emirates 24/7.

However, for most tenants it is still not more than a rumor they have heard about. “We heard many stories, but we have not yet been informed by anybody,” says Victor, a French resident in JLT.

According to DMCC, tower developers and OA’s will notify owners and tenants of the transition process and timing over the next few months.

“Yes, currently parking bays are assigned to the owners by the sub developers, based on the Sales Agreements and any separate purchases of these owners,” confirms an OA board member of JLT, who prefers to remain anonymous.

Although not all clusters will proceed towards final completion at the same time, all owners and sub developers are aware at this point and allocation of parking places lies within their responsibility.

The whole process from allocation to activation is expected to be completed by the end of the year and proximity cards will be issued in advance of barrier activation in coordination with tower developers and OAs, says DMCC.

“DMCC will be activating parking barriers across the 25 clusters, which will be operated under a centralized system managed by the DMCC and its Managing Agent for the master community, Concordia.  The system will be run using proximity card technology.”

According to the OA board member, allocation of access cards will enable sub developers and OA’s to pressure owners who have neglected to pay their due service charges by deactivating their cards or denying them the access card until payments are made.

Rumors are that designated places will be reserved for visitors; however unclear is whether these parking places will require payment.

“We will increase the amount of unallocated overflow car parking across JLT to accommodate visitors, as well as encourage, where possible, use of alternative modes of transport such as JLT’s two metro stations and access to bus services.  This will be supported by improved attractive pedestrian accessibility from the metro stations to the various clusters,” can DMCC say at the point of writing.
