Most affordable rental areas near the Dubai Metro revealed

Dubizzle Property, the UAE’s largest and most visited property platform – has revealed the areas with the most economical one-bedroom apartments near the Dubai Metro.

According to the Roads and Transport Authority, the number of metro riders reached a record of 191.3 million passengers in 2016 – increasing by 7% from 178.6 million in 2015.

With over 210k property listings a month, dubizzle has identified the most affordable rental locations in close proximity to Dubai Metro stations.

“Dubizzle Property receives an average of 3.5 million visitors a month, with each rental property receiving an average of six inquiries once listed. Last year, we noticed that affordable communities near Dubai Metro stations receive a large volume of searches each year, and through sharing these insights, we aim to empower residents to make well-informed rental decisions,” commented Ann Boothello, Senior Product Marketing Manager, dubizzle Property.

Areas along the Green Line – one of the two lines in the Dubai Metro network passing through Bur Dubai and Deira primarily – provide residents with the most affordable one-bedroom options, starting at an average of dH55,000 a year in Hor El Anz, which has easy access to the Al Qiyada metro stop.

The average rental price in Al Qusais begins at Dh58,000 a year, making it the second most economical area along the Dubai Metro, followed by one-bedroom apartments in Abu Hail, Al Jadaf and Naif (close to Baniyas Square station) starting at Dh60,000 a year.

The Dubai Metro Red Line that runs between Rashidiya and UAE Exchange (Jebel Ali), passes through Dubai International Airport, Deira and Bur Dubai, and follows the Sheikh Zayed Road – the emirate’s main artery.

One-bedroom apartments located near the metro line start at an average of Dh65,000 per year near Deira City Centre, followed by Al Satwa, starting at Dh67,000 per year, with accessible stations including World Trade Center, Emirates Towers and Financial Center.

Ranked as the eighth most affordable area, one-bedroom apartments Discovery Gardens– close to the Ibn Battuta station – start at an average of Dh68,000 per year. Al Barsha 1 at Dh70,000 per year and Karama at Dh71,000 per year.

“In 2016, there were 49 million rental property searches in Al Barsha and 22 million searches in Karama, which highlights the demand for rental properties in close proximity to the popular public transport means in the emirate,” added Boothello.

Driving transparency in the property market since its launch in 2005, dubizzle Property is the first and only platform in the region to introduce property listed by landlords, saving agency fees for tenants and buyers.
