One-bedroom apartments for Dh40,000 and less available in Dubai at...

About a year back one-bed apartments in Discovery Gardens were easily available for less than Dh38,000 per year with landlords even accepting 12 cheques.

But all that has changed over the year. Rents have shot up. The once affordable community isn’t so affordable now. One-bed apartments are available for Dh38,000 pa, provided you pay in one cheque. If you opt for the four-cheque payment plan, rents can go beyond the Dh40,000 per year mark.

A resident of the area, Steven Perriera, is paying Dh36,000 pa with a six-cheque payment option. His rent contract expires this December and his landlord has already informed him that he would need to cough up Dh41,000 - in four cheques.

“Although I don’t want to cross my budget, I just won’t surrender meekly to my landlord’s directive. I am prepared to move out than pay more,” he states.

Like Perriera, a number of tenants are facing similar hikes and are looking at other affordable options where they can move to.

Emirates 24|7 spoke to a number of real estate consultants to find out the localities where one can get one-bed units for less than Dh40,000 pa.

International City continues to remain the cheapest rental destination in Dubai with rents between Dh26,000 and Dh30,000 pa for one-bed apartments.

“Though rents have gone up compared to last year, a 1-bed unit in International City is still below the Dh40,000 mark. Rents range from Dh26,000 to Dh30,000 pa. But due to the 'bachelor haven' status, families don’t look to rent apartments in this part of the town,” says a real estate agent.

Occupancy levels have been increasing in Dubai Silicon Oasis, which is fast becoming a popular choice, claim property agents. One bed units are available for Dh35,000-Dh38,000 pa. But in some cases, tenants have to bear the chiller cost.

Skycourts, Dubailand, has developed as a good community living destination over the time with a number of apartment owners self-occuping their apartments. Agents are leasing one-bed units from Dh32,000 to Dh38,000 per year. Some landlords are passing the chiller cost on to the tenants.

Remraan, Dubailand, is a new addition to the list. Rents for one bedroom apartments range from Dh34,000 to Dh38,000 per year. Owners, having mortgage, offer six to 12 month payment options.

One bed units in Dunes Village in Dubai Investment Park are available for as low as Dh30,000 per year, however, Ritaj in the same master development is being leased for Dh38,000 pa.
