Which Abu Dhabi locality offered lowest rentals in 2015?

The lowest average annual rental for 2015 in Abu Dhabi was reported in Khalifa City A, according to a report by Bayut.com, a UAE-based property portal.

The third most popular areas across the capital, Khalifa City A offered affordable units within the proximity to the Abu Dhabi International Airport. Rents of studio apartments averaged Dh39,000 per annum (pa). Annual lease rates for one-, two- and three-bedroom stood at Dh74,000, Dh109,000 and Dh138,000, respectively.

The top most favourite locality was Al Reem Island followed by Al Raha Beach.

Studio apartments in Al Reem averaged annual rents of Dh74,000. Average rentals for one-, two- and three-bedroom units were Dh101,000 pa, Dh143,000 pa and Dh187,000 pa, respectively.

In the Al Raha Beach area, average annual studio rents were Dh99,000. One-beds averaged Dh122,000 pa, two-beds Dh172,000 pa and three-beds averaged Dh229,000 pa.

Fourth on the list was Al Khalidiyah, another affordable community. The locality offered studio, one-, two- and three-bedroom units with lease rates averaging Dh48,000 pa, Dh98,000 pa, Dh127,000 pa and Dh164,000 pa, respectively.

Al Reef took the fifth spot on the list with average studio rents at Dh65,000 pa. Annual rates for one-, two- and three-bedroom apartments were Dh85,000, Dh104,000 and Dh128,000, respectively.

In December 2015, Cluttons, a real estate consultancy, said lack of “affordable” residential units in the UAE capital were putting constraints on household budgets, as rents had marginally surpassed income of families, forcing families to move to peripheral locations.

“Abu Dhabi is clearly short of affordable neighbourhoods. This issue of affordability has been building for some time, initially following the introduction of the Federal Mortgage cap and doubling of property registration fees,” said Edward Carnegy, head of Cluttons Abu Dhabi.
