You can build additional room in Emaar villas

For the first time, Dubai-based master developer Emaar Properties is giving approval to its residents in communities like The Meadows and The Springs to construct an additional room in the garden of the villas.

A customer service executive at the company confirmed to Emirates 24|7 on the phone that the property developer has recently started accepting applications for the garden rooms, but noted that there remain conditions attached to the approval.

“As of now, you can construct a room and a toilet that is detached from the main villa or townhouse, and it is only limited to independent houses and/or end units. Those who own a middle unit in The Springs, for instance, cannot build anything in the garden for now,” the executive said.

An official comment from Emaar was still awaited at the time of writing this article but two contractors that this website spoke with confirmed that several villa owners have received approval from the master developer for the construction of the same.

Until now, Emaar used to give selective approvals for extension work in villas within its communities. Other villa communities close to Emirates Living area but owned by other developers, notably Nakheel, do allow owners to build additional rooms. These include Jumeirah Village Triangle and Jumeirah Park, where, after meeting the criteria, owners are allowed to construct additional garden rooms or converting family rooms to additional bedrooms.

“It’s a very good decision. We can utilise some space in the garden that is useless for us right now,” said a resident in The Springs. “The villas in the adjoining communities like Jumeriah Park and Jumeriah Village Triangle are much bigger so this decision will give residents of The Springs more living space,” she added.

Recently, the developer also announced its decision to launch a mall in the area for the convenience of its residents.

The new retail centre will have a sports zone, cinema and children activity zones. Besides this, it will include brands, clinics, a supermarket and different restaurants, making life much easier for the residents.
