Work on Dubai's mega Downtown Jebel Ali begins

Limitless, a Dubai-based master developer, has awarded a contract worth Dh19.5 million for infrastructure design and supervision services at Downtown Jebel Ali, its 200-hectare mixed-use community.

The developer has appointed Dar Al Handasah to review and enhance the existing infrastructure design and to oversee infrastructure construction, which will be out to tender by the end of 2014.

Downtown Jebel Ali is spread over four zones that, combined, stretch 11 kilometres along Sheikh Zayed Road.

Dar Al Handasah’s scope of work covers zones 2, 3 and 4, while infrastructure in zone 1 is already complete, the company said in a statement.

Located between Jebel Ali Free Zone and Techno Park, Downtown Jebel Ali will cover more than 6.5 million square metres and is spread over four zones.

Within each zone are three distinct districts: the Urban Centre, a vibrant business and entertainment hub; the Trellis District, with mid-rise buildings, shaded sidewalks, parks and plazas; and the Medina, with Arabian-inspired courtyards and quiet cobbled streets.

The Dh70-billion master development was unveiled in 2007 as “the gateway to the Dubai World Central international airport”.
It was going to house 326 buildings, 237 residential and the rest commercial.

The developer has sufficiently progressed infrastructure work at Downtown Jebel Ali to allow third party developers to begin work in individual projects, the website says, adding that in zone one, construction is complete or underway on 13 buildings, including eight at The Galleries, Limitless’ first community project.

Limitless, which was part of Dubai World, is now fully owned by Dubai government.

Construction projects are estimated to reach a total of Dh1.1 trillion ($315 billion) in the UAE this year, EC Harris’ 2014 International Focus on the UAE report revealed.

Projects worth $212 billion are under construction when the report surveyed the market in May with the construction industry is expected to reach full capacity as social infrastructure spending increases and megaprojects presently being planned are brought forward.

Major projects under construction are Mohammad Bin Rashid City, Bluewaters Island, Dubai Water Canal, MBR District One, Dubai Adventure Studios, The Lagoons etc.
