It’s race to the bottom in the rent market

Rents in several localities falling to International City-levels

International City is no longer alone in offering bargain rent prices for Dubai residents.

There are many other areas in the city where rents are dropping fast to such levels, and are giving International City some serious competition for the title of ‘cheapest accommodation’ available in Dubai.

One-bedroom units in areas such as Jumeirah Village, Silicon Oasis, Dubai Investment Park (DIP) and Motor City are now renting at very close to what is being offered in International City.

A brand new one-bedroom unit in Jumeirah Village can be now had for an annual rent of Dh35,000.

Similar apartments in areas such as Silicon Oasis, DIP and Motor City would set you back by anything between Dh32,000 and Dh35000.

In comparison, one-bedroom apartments in International City are being rented out for between Dh25,000 and Dh32,000, depending on size and number of cheques offered for an annual contract.

"Considering these rents, places like Jumeirah Village and DIP are much better options than International City,” Lucy Liudmila, real estate agent at Leo Sterling Real Estate, told Emirates 24|7. “They are new and definitely better quality,” she said.

Even areas like Discovery Gardens on Sheikh Zayed Road have come down. Starting rents for one-bedroom units are Dh35,000 per annum – something unheard of even until last year.

According to a recent report by Landmark Properties, increasing supply will continue to depress rents in Dubai. According to the company, “Some developers and landlords are finally realising the implications of this supply pipeline and are slashing rents by up to 20-30 per cent below market rates in order to achieve higher occupancy in newly handed-over buildings.”

And these rates are expected to fall even further. Going forward, Landmark Advisory predicts that lease rates will continue to decline, especially in areas that suffer from maintenance and infrastructural issues.

    waterfront properties will always be fairly expensive in Dubai as supply is not that great.

    In The Greens, when I checked one year ago some 1BR apartments were at Dh1.2m and now we can buy a one bedroom at Dh500,000 in the old Greens. I'm willing to buy a property and month after month I'm watching the prices take a dive... though Dubai Marina is still really expensive. I checked some apartments last week and prices are still skyhigh. I will wait and buy two properties with one $green$ stone...

    The rents should come down because there is job loss, no salary increase, increase in food prices so, what we can expect?

    I will only shift to Dubai when the rents are reasonably low. They still are not - until then I am saving lots of money.

    Best of Sharjah rent should be not more than 12K per annum for 2 BR and Ajman should be 6 K per annum. If Dubai with one of the best infrastructure is that cheap then this should be a reality at the moment or in three months.

    There is a deluge of supply in the market, some yet to be unleashed. So many completed apartments are empty, and rents can only keep trending towards a more logical level, now that the excesses caused by speculating flip-floppers has evaporated. 1-BR apartments should be under 20K -25K p.a. and 2-BR not more than 35K-40K, and that's in Dubai Marina, let alone other parts of Dubai.

    Rents should further fall, as Landlords have artifically jacked up rents. I am looking for a 3 bedroom for 50,000 /year in Dubai.

    The curent prices are still very high , one bedroom rent in good area should go down to 20.000 and studio should be in the range of 12-15000 , two bedroom will be 30.000 max, international city and all other buildings that lack facilities will be 20-30% cheaper than these prices.

    International City was, is and will always remain the cheapest place to buy or rent accommodation in Dubai until they remove the sewage plant from right next to it.
