Springs' residents not happy about cracks in their villa walls

Quality of construction called into question as most villas are less than 10 years old

Villas in the popular neighborhood The Springs have always been high in demand, as it is perfect for families or young couples eager to adopt the community living lifestyle in an area just out of the buzz of Dubai, but still in close proximity of main attractions.

Although villas are spacious and come with considerable amenities, several owners have complained about cracks in the walls, visible from both the inside and outside the villas.

At the time of publishing the article Emaar the master developer of the Springs had yet to respond to queries sent in by this website.

Emaar is not directly responsible for the construction as The Springs were built by many different contractors - therefore the quality of the Villas depends on who built them. 

"It was already like this when we moved in about one and a half year ago," says AM, a Lebanese villa resident. "My husband officially complained about it half a year ago, although I do not know whom he spoke to at the time. I know that nothing has changed."

Another resident of a villa in the Springs, JK, from the Philippines, says she has the same problem and shows us cracks in her bedroom and garage from the outside.

"When we came to see this place, we noticed the cracks. When we moved in shortly after, we saw that the owner had tried to cover the worst places with paint!"

“I worry about the quality of these villas," she says.

The Springs were completed in stages but none of the villas can be older than 10 years.

An Indian resident, PS, says, "I am renting a villa in the Springs now and wanted to buy one, but after seeing the cracks in the walls I have changed my mind."

    As an architect engineer and civil engineer, I can assure anyone that for such technical problems are unacceptable, specially for low rise buldings (less than 4 storeys). The contractor who made these villas should change job at least!

    Emaar has a structural warranty for 10 years on the building structure. Also, in addition, they collect a service fee from owners which covers lifecycle fund or sinking fund for major replacements. Contact Emaar and ask for a structural surveyor to check the cracks and ask Emaar to fix this problem.

    Springs 11, 14 and 15 are initial Phase 1 with good quality and facilities. We are in our house since 2006 and have no such issue.

    Springs 1 and 2 were built by Arabtec which is why the quality is generally much better and why buyers are willing to pay a premium to live in these communities.

    I am staying in Springs 14 since 2004 and have had no such problems till now. Quality of construction is totally dependent on the builder employed and some sectors could have had issues due to poor standards adopted.

    'decennial liability' is insurance that is taken out by contractors that covers costs associated with the potential collapse of the building after completion. The names derives from the fact that it covers the 10 year period after completion of the project. IN SHORT, ALL OWNERS SHOULD LOG THERE COMPLAINTS BEFORE THIS TERM EXPIRES TO ENSURE YOU CAN GET THE DEVELOPER TO INSTRUCT THE CONTRACTOR TO RECTIFY THE ISSUES.

    tell me a place in the world that doesn't have settlement cracks on new builds that if left untreated and un-repaired won't eventually lead to bigger cracks and bigger problems?
