Dubai records highest monthly sales of residential apartments in April

Dubai's real estate market recorded the highest monthly level of sales of apartments on the map since the beginning of the year, according to an analysis by the Real Estate Source platform of the data of transactions officially registered with the Dubai Land Department.

The analysis showed that off-plan apartment sales in Dubai during April amounted to AED 19.7 billion, resulting from 8,812 transactions, recording the highest monthly value, compared to AED 18 billion through 8,152 deals in March, AED 19.1 billion through 8,888 deals in February, and AED 19.4 billion through 8,915 deals in January.

On a year-on-year basis, off-plan apartment sales in April 2026 increased by 4.2%, compared to April 2025, which recorded sales of AED 18.9 billion across 9,283 transactions.

According to the analysis of the "Al-Masdar Real Estate" platform, which specializes in monitoring and analyzing real estate market data, the Dubai Islands region accounted for the largest share of residential apartment sales on the map during April, recording AED 2.6 billion, through 691 transactions, continuing to lead the sales of this category since the beginning of 2026, thus continuing its lead among the highest-selling areas of apartments on the map during the first four months of this year, with total sales exceeding AED 7.9 billion, through 2,335 deals from the beginning of January to the end of April.

The first area of Khairan came in second place in the list of the most sold areas during April, with a value of AED 1.5 billion, through 507 deals, followed by the Airport City area in third place, recording AED 1.4 billion, through 899 deals.

In April, two high-profile off-plan apartments were sold for more than AED 100 million, with an apartment in Aman Residences worth AED 171 million, with an area of approximately 10,000 sq ft, equivalent to about AED 17,100 per sq ft.

The second transaction was recorded for an AED 121.8 million apartment within the Bakarat Dubai Hotel & Residences project, with an area of 13,250 square feet, with a price per square foot of about AED 9,193.
