Dubai: Emaar Properties has announced that it is preparing to unveil a major new development in Dubai, marking what it describes as a landmark project set to redefine integrated urban living.

In a statement, the company said the project, with a total development value of AED 200 billion, will feature a built-up area exceeding 4.5 million square metres. The master plan includes a mix of luxury residential towers, villas and palaces, commercial offices, retail destinations, hotels, and civic and cultural facilities.

Emaar noted that the development is designed to accommodate nearly 150,000 residents and represents an integrated “city within a city,” aimed at creating a self-sufficient and comprehensive lifestyle environment.

Ambitious vision

Mohamed Alabbar, Founder of Emaar Properties, said: “We have always operated on the firm belief that great cities are not built with stones, but with dreams. What we are about to unveil is our most ambitious dream yet.”

He added that the project reflects confidence in the UAE’s future and aligns with the country’s vision for innovation and development.

Design and lifestyle features

According to Emaar, the development will include high-rise residential buildings offering views of landmarks such as the Burj Khalifa, Burj Al Arab and Palm Jumeirah.

The project will also feature a gated villa district with five- and six-bedroom villas and luxury mansions, complete with private gardens, water features and resort-style amenities.

At its centre, a vibrant main street and central avenue will host retail outlets, restaurants, cafés and cultural experiences designed to create a pedestrian-friendly and community-focused environment.

Smart and connected community

The project is based on the “20-Minute City” concept, allowing residents to access essential services within walking distance. It will be connected to the Dubai Metro network and supported by smart building systems, digital connectivity, electric vehicle infrastructure and sustainable transport solutions.

Schools, healthcare facilities, mosques, cultural destinations and retail centres will be integrated into the community to enhance convenience and quality of life.

Green and recreational spaces

Emaar highlighted that nature will be a key component of the development, with landscaped parks, swimming lakes, gardens and waterways integrated throughout the neighbourhoods. Shaded walkways and dedicated cycling paths will further enhance accessibility and outdoor living.

A central park will anchor the project, featuring sports facilities, event spaces, water attractions and recreational areas designed to strengthen community engagement.

Integrated zones

The master plan will be divided into five distinct zones, each with its own architectural identity. These include a business district, a vibrant urban area, a zone for young families, a community-focused family area, and an exclusive luxury villa zone.

Emaar said the project represents a new stage in Dubai’s urban development, combining residential, commercial, cultural and recreational elements within a single integrated environment.
