A village atmosphere at a city within a city

Master developer Nakheel has started the first phase of its handover of properties to owners at the vast Jumeirah Village project.

More than 300 villas will be handed over this month and the developer intends to complete a further 2,200 villas and townhouses by the end of 2009 – amounting to eight per cent of new homes in Dubai.

Marwan Al Naqi, General Manager of Jumeirah Village, said: "To be able to witness first-hand how teamwork and dedication can turn the completion of a vision into reality is remarkable."

The entire project is scheduled for completion in 2013 and will have a projected population of 300,000 – making it effectively a mini-city.

It will feature a balance of residential and commercial buildings, community amenities such as mosques and schools, plus integrated traffic and transport routes, and access to open spaces – including parks and water features.

Located north of Emirates Road and west of Al Barsha Road, Jumeirah Village is bisected by Al Khail Road into triangular and circular "portions".

The Circle comprises commercial, residential and retail elements while The Triangle is dedicated to villas, surrounded by 30- to 35-storey residential towers and four-storey buildings.

The project focuses on the concept of New Urbanism, a balanced community mix where landscaping and distinct architecture work to create living spaces in a development the size of a city that retains the community feel of a village.

Spread across 811 hectares, the pedestrian-friendly development will be set amid connected parks and boulevards and leisure and lifestyle amenities. Residential hamlets and office towers will be within reach of landscaped features, restaurants, boutiques, boulevards, promenades and other recreational avenues.

Owners can choose between Arabic and Mediterranean architectural styles, with carved doors, arches and thematic geometric and floral tiling. In addition to the residences being constructed by Nakheel, 44 third-party developers have commenced construction on site, creating a variety of developments.
