Nakheel unveils 'Badrah' district within Waterfront

Nakheel, the real estate arm of Dubai World, yesterday unveiled Badrah, the second residential district within Waterfront, following the successful launch of the first phase of Veneto.

Badrah will add 45,000 "moderate homes" in Nakheel's Waterfront project. "At Nakheel we are committed to offering a wide choice of residential accommodation for all of Dubai's current and future residents. As well as top-end luxury developments, we want to create more affordable options for middle and moderate-income buyers. Badrah is such a development and an ideal opportunity for a new group of professionals to get onto the Dubai property ladder," said Matt Joyce, Managing Director at Nakheel.

The new district will be the first active gateway to Waterfront and will be located along the Sheikh Zayed Road bordering the Jebel Ali Free Zone and will be close to Dubai's new international airport. The development will comprise four distinct areas each inter-linked to a central boulevard.

Diaa will comprise of a high proportion of residential buildings and amenities; Talla will have a large mix of offices; Manara will have the educational and civic amenities; and Bahaa will focus on retail and leisure aspects of the development.

Design on Badrah has been done keeping affordability as a factor in consideration, with an added emphasis on creating a sustainable project. "All buildings within Badrah will meet the Leadership in Environmental Design Green Building Rating System standard as a minimum. "This will result in lower maintenance and running costs as energy and water consumption is substantially decreased," said Joyce.

"Like all Nakheel developments, sustainability is at the heart of the plans for Badrah. Creating a real community is a key priority along with the delivery of comprehensive community facilities. The large amount of recreational spaces, pathways and social infrastructure will provide residents with the opportunity to exercise, interact and make the most of their leisure time. The quality of life for Badrah's families will be exceptional. Further, there is an emphasis on open, green spaces at Badrah," Joyce added.

The first phase of sales for Badrah will commence on May 25, with just more than 1,000 apartments and townhouses available. Handover is expected to take place at the end of 2009.
