Cirrus will launch a Dh3 billion mixed-use project called Aquarius Gate at Nakheel’s Waterfront development.

The Dubai-based company said the scheme has scored a number of firsts. It is the first development at the Waterfront to have commercial and residential units, to gain full technical approval from Nakheel, to have an operational trust account and approval to sell properties from the Dubai Land Department.

“Aquarius Gate offers a mix of residential and commercial property in the heart of Dubai’s most ambitious mega-project, the Waterfront,” said Chairman and CEO Behnam Eshragh.

“Nakheel is a very progressive and demanding master developer and we are thrilled to have been the first to meet their world-class standards. We have been impressed with their high level of technical knowledge, professionalism and dedication to making the Waterfront a success for everyone involved.”

The commercial tower at Aquarius Gate will offer panoramic views of the Arabian Gulf and the Palm Jebel Ali from its 29 floors. The building’s six glass elevators will provide uninterrupted view of the sea. The 19-floor residential tower will offer views across the Canal, the Marina and the Palm Jebel Ali. There will be a variety of apartment types, including one, two and three-bedroom units as well as townhouses.

Martin Ashkuri, head of sales, said: “It is a great project with a superb location, design and price and is the largest project in Waterfront to be launched to date.”

Aquarius Gate is the second major development to be launched by Cirrus in Dubai, following the announcement of Celestial Heights in Downtown Jebel Ali last year.

The project includes two towers – one residential and one commercial – and is located in Madinat Al Arab, the beachfront community in the Waterfront. It will be close to beaches, a Metro station, shops, restaurants, parks and other amenities. One side of the development will feature an art wall that will showcase Islamic culture from around the world.

The Waterfront, on Dubai’s western shores, will transform 1.4 billion square feet of empty desert and sea into an international community for an estimated population of 1.5 million and will be almost twice the size of Hong Kong.
