Musanada set to commence work on New Khalifa City project

The Abu Dhabi General Services Company (Musanada) is preparing to begin the implementation of the New Khalifa City project in Abu Dhabi.

Musanada has already received all requisite permission and documentation from the Abu Dhabi Urban Planning Council (UPC) to begin full supervision on the implementation of infrastructure and construction operations in this new city.

During this project, there will be a particular focus on the Emirati Neighbourhood, which will extend over an area of nearly 1,440 hectares, located in the south and southeast of the project area.

The implementation of the project will be divided into three phases.

Musanada had previously placed a tender for the infrastructure development of the Emirati Neighbourhood in New Khalifa City of Abu Dhabi, which was subsequently accepted.

The company plans to issue the final documents of the tender within the next few days, with the documents fully covering the three phases of the project.

It is anticipated that the implementation of Phase I and Phase III will take about two years, while Phase II will be completed in approximately 27 months.

The implementation of project will be in accordance with the most appropriate infrastructure required for the development of a liveable and modern Arab city.

It is intended that when completed the project will become a role model for the region with regard to contemporary urban planning.

Occupying one-third of the Emirati Neighbourhood project, Phase I comprises 2,723 residential plots. Plots have already been distributed to UAE nationals in preparation for the establishment of an integrated residential area.

This will include private villas designed in accordance with the highest international standards, and are intended to meet the requirements and aspirations of Emirati families to live in private dwellings within a quiet and comfortable Emirati environment, offering them a blissful and happy life.

The key objective of the master plan for New Khalifa City is to establish a modern city via a long-term vision.

The project will be constructed using an approximate area of 49 square kilometres, and will accommodate up to 370,000 occupants once completed.

It features a strategic triangular location lying between Mohammed Bin Zayed City, Khalifa City A and Khalifa City B, and the Abu Dhabi International Airport.

A Federal precinct will also be situated at the heart of New Khalifa City, alongside the majority of ministries, embassies and financial and trade institutions, in addition to an area specifically designated for schools, entertainment and sports facilities.

The area has been designed to be sustainable and multi-purpose, and to incorporate high-density communities, large offices, universities and hospitals, in addition to low-density Emirati neighbourhoods, enabling residents and visitors to enjoy a comfortable and convenient ease of movement.

“Height of the buildings in New Khalifa City will range between four to seven floors," added Al Mehairbi.

The Executive Director - Buildings and Project Management Services at Musanada, said that the new city will set a new benchmark for the design of a sustainable city.

"New Khalifa City will be planned and designed around the four pillars of sustainability: the natural environment, economic development, cultural heritage and social cohesion.

“This will ensure that Abu Dhabi remains a sustainable and viable capital city for future generations," explained Al-Mehairi.

"New Khalifa City will provide multiple options for mobility such as trains, trams and pedestrian pathways, thus reducing dependence on cars.

“In addition, New Khalifa City will become an educational hub, housing international think tanks and leading universities and schools.

“The new city will also provide employment opportunities related to low-density residential neighbourhoods, mosques, schools, parks and shops to ensure a high-quality of life for all, but in particular for local Emiratis," he concluded.

The New Khalifa City project also includes many cultural and social facilities. Mosques are distributed throughout the neighbourhoods so that each mosque is within a maximum 5-minute walk of all residents. These places of worship are located adjacent to the neighbourhood parks and centres, reinforcing the role of these amenities as community gathering spaces.
