Dh50,000 rent in Dubai for 2-bedroom: Fact or fiction? Click to find out

The buzz is rents are skyrocketing in Dubai. Is it still possible to find good, affordable accommodation?

Emirates 24|7
conducted a spot-check to find out what is on offer and if indeed a good rental deal is out there.

After scanning through Dubizzle, numerous newspaper adverts and talking to many realty agents in the emirate over the last few days, the conclusion was that if you look closely enough – ‘affordable’ deals are still out there; or are at least still being advertised.

We found three offers for 2BHK (bedroom, hall, kitchen) apartments for Dh50,000.

When we called the agent, who advertised for “2BHK,W.A/C flat, Deira near Fish R/A, big hall & rooms, wardrobe, 2 bath, balcony (single family only) 2 chqs  -  AED 50,000 /yr”, he confirmed that the deal was indeed genuine.

Located near the Al Ghurair City Mall, the 1,200 square-foot apartment featured built-in wardrobes, balcony and 2 bathrooms.

“Yes, this apartment is available,” he said, adding, “I’m not an agent, but I think most 2BHK in our area go for Dh60,000 or more.”

When asked why the apartment was priced at just Dh50,000, he explained that it would be rented out “only to single families” and the tenant would have to make the payment in two cheques.

“I know ours is comparatively lower than what the others are charging in the area. But, I’m not an agent and we are looking for only good families.”

An advertisement on Dubizzle featured a 2BHK in International City for the same price.

The advertisement read, “2b/room converted in Morocco cluster with balcony. Neat and clean apartment sq/ft 1250. Bachelor no problems company staff no problems.”

When we crosschecked with the property agent, he confirmed that the deal was on. “You will need to pay one cheque,” he added.

Similar deals were available in Al Baraha, Deira.

“2bhk in Al-Baraha (Deira) for family-  AED 50,000/yr,” read another advert.

Located near the Belhoul hospital, the agent added that interested clients could make the payment in four cheques.

The Al Nahda area, near the Dubai-Sharjah border, is still an area of hot property - by the time we called agents all properties advertised there were off the market.

“I did have a property for Dh50K, but that’s gone. Now, I only have apartments for Dh55K and more.”

A few residents in Al Nahda claimed that landlords were marking up prices considerably.

“Rents are increasing every day. The agents quote different prices for the same apartment. One day it’s one price, the next day, they increase it by Dh5,000,” revealed a resident.

“The property market is booming. If you find something that you like then I suggest you sign the contract immediately.

There’s no time to waste. If you wait for a day, the prices could go up,” added an agent.
