Revealed: Dubai’s most affordable and expensive neighbourhoods

International City continues to remain the most affordable community to rent apartments in Dubai, according to the Dubai Land Department’s rent index update.

Although lease rates in the Real Estate Regulatory Agency’s rent index have increased by 20 to 25 per cent in December 2013 compared to March 2013, they are still cheaper than other communities such as Discovery Gardens, Dubai Silicon Oasis and Dubai Investment Park.

Lease rates in International City ranges between Dh25,000 and Dh30,000 per annum. Rents for studios in Dubai Investment Park are currently between Dh25,000 and Dh30,000 pa, which also have risen by 20 to 25 per cent compared to March index.

Rent for studios in Dubai Silicon Oasis (DSO) ranges between Dh35,000 and Dh40,000 pa, while rates in International Media Production Zone (IMPZ) range between Dh25,000 and Dh30,000 pa. In Discovery Gardens, leases rates vary from Dh35,000 to Dh40,000 pa.

The most expensive community to rent a studio remains Downtown Dubai. Rents now range between Dh65,000 and Dh75,000 pa compared to Dh55,000-75,000.

Rents for one- and two-bed apartments continue to be the lowest in International City. One beds are available for Dh30,000 to Dh40,000 pa, while two-beds vary between Dh40,000 and Dh45,000 pa followed by Remraam, DIP, DSO and IMPZ.
