Dubai-based property firm Iris launched a Dh2.5 billion residential development, IRIS Mist, in Dubai Maritime City yesterday.

Designed by architects WS Atkins, Iris Mist will be the first development in this region to take the shape of patterned sea waves that rise from the Marina over the promenade and sweep up to 200 metres in height. When complete, the freehold development will offer 54 residential floors of 355 luxury apartments comprising one-, two- and three-bedroom units, six retail outlets and 28 office spaces.

Ashwin Sheth, CEO of Iris, said: "With the launch of Iris Mist, we reconfirm, our keenness to meet and exceed the expectations of individuals and investors wishing to buy unique properties at competitive prices within a mixed-use city."

Located on Plot R6 in the Harbour Residence district of Dubai Maritime City, the tower is spread across a built-up area of 850,000 square foot and will be a green building, certified according to the US Green Building Council LEED Rating System.

With a team of world-class consultants on board, the project is due to be handed over by July 2011.

According to the Dubai Maritime City's master plan, all developers must obtain green building certification under the BRE Environmental Assessment Method or Leadership in Energy and Environmental Design.

In addition, all buildings in the master development will be reviewed to assess the degree of compliance with the environmental requirements in terms of design, operations and best practices.

The Iris Mist design concept includes energy consumption and conservation facilities such as reduced use of non-renewable resources and production of waste pollutants, maximising opportunities for passive ventilation and cooling. The tower's façade will be built in layers of white pre-cast, aluminium and glass of varying colour and texture.

Residents will have access to a wide range of state-of-the-art amenities including health and fitness centres with swimming pools and a retail area.
