Dubai tenants and landlords need Emaar's permission before moving house

Finding the perfect house for your family and getting good packers and movers to do the job are not the only things to keep in mind before you settle in your new nest.

A new rule that is now being enforced by property developer Emaar requires that you do a bit more leg and paperwork before you can move into one of the master developer’s popular communities.

In a circular issued to residents living in Emaar communities, the master developer has introduced a new ‘Move In/Move Out’ policy and procedure.

“If you or your tenant is moving into the community for the first time, we request that you complete the ‘property move-in form’ and email it to us at least five working days prior to the date of the intended move,” reads the circular.

Those interested in making a move need to duly fill the property move in/move out form and the common area inspection form.

“Following the receipt of the completed forms and required documents, subject to our verification, a ‘move in permit’ (MIP) will be issued. This will enable smooth entry into our community,” adds the circular.

This move will also make many defaulting landlords pay up their pending community maintenance charges even as the documentation procedure doesn’t entail any fees or charges for the moving party.

To ensure that the application is processed, please endeavour to complete all community service fee for the unit, says the developer.

Emaar says the objective of the policy is to ensure smooth access into the community, and that current contact information for all the occupants is maintained and kept up to date so that they can be contacted in the event of an emergency.

It will also enable insite supervision of any move (in or out) taking place, so that any damages to the common areas are recorded and rectified. Also, information on any resident with special needs will help in assisting them in case required.
