Sale prices and service charges

The sale prices of apartments in the newer towers (The Views) are relatively dearer than older buildings in The Greens.

According to the figures provided by Allsopp & Allsopp, the sale price of a one-bedroom unit (800sqft) was Dh575,000 last year but is now going for Dh650,000.

Similarly, a two-bedroom + study, which was sold for Dh950,000 12 months back is now being tagged at Dh1,100,000.

A three-bedroom apartment (2038sqft) has gone up from Dh1,500,000 to Dh1,700,000. These prices are for swimming pool view apartments only.

For The Views, a one-bedroom (canal view) apartment has gone up from Dh850,000 to Dh950,000.

A two-bedroom (golf course view) is up from Dh1,500,000 to Dh1,700,000 and a three-bedroom (golf course view) has gone up from Dh2,000,000 to Dh2,300,000.

According to Khan of Better Homes, a one-bedroom price has gone up by “about 20 per cent, two-bedroom about 20-25 per cent and a three-bedroom around 10 per cent.”

Experts seem to be split on service charges in the community as well.  Khan believes that the higher service charges in The Greens can be a put off for investors.

“Yes, high service changes are a concern, as they are around Dh18 per sq/ft,” he said.

On the other hand, Grassick believes that service charges are low, which can be a point of interest for investors.

“Regarding investors, they are primarily considering The Greens as the prices and service charges are lower, which in turn increases their return.

“The Greens has the lowest service charges at around Dh13–Dh14 per sq/ft. The Views, still been fairly new, are demanding around Dh16–Dh18 per sq/ft.

“In general, the service charges are not high compared with the equivalent apartment types in the Marina.

“The Greens/Views prove to be an attractive option, when compared to comparable apartments in the Marina, due to the development feeling like a completed community – unlike the Marina with ongoing construction and infrastructure works,” he explained.
