Meadows' service charges up 34%

Charges approved by the homeowners association and Rera

Emaar Properties has increased community service charges for The Meadows for 2011, which is 34 per cent higher than the last year.
In a circular, e-mailed to Meadows owners', Emaar said the community charges were set at Dh1.92 square foot of plot area for 2011. Last year, the service charge were at Dh1.43.
A call centre executive for Emaar told Emirates 24|7 that the service charges had been approved by the homeowners association and Real Estate Regulatory Agency (Rera).
Service fees, however, for the Springs community has not been hiked and stands at Dh2.03 for 2011. No service charges have yet been set for Arabian Ranches. Owners there paid Dh1.78 per square feet of plot area in 2010.
Emaar told home owners last year: “We have experienced a challenging year due to the global financial crisis. Despite uncertainties in the market, we have striven to provide our owners and residents a quality service to ensure that the community retains its position as one of the most sought-after freehold communities in Dubai."
Rera has already made it clear that developers cannot raise service charges without seeking approval from it.
The Strata Law guidelines released in March last year made it mandatory for all developers to set up owners associations.
In August 2010, an Emaar spokesperson told this website that the company will work with owners associations on an advisory capacity if the quality standards in the communities fall below a certain level.
“As the master developer, we will work with owners associations on an advisory capacity if the quality standards fall below what is expected. It is in the interest of home owners to uphold best practices in community management as it is their community, and upholding its standards is imperative for long-term value,” the spokesperson had said.

    Hello.. Im in Burj Residences in a Villa with a terrace. Till last year EMAAR applied community charges on the salesable (livable area) this year they suddenly included the terrace in the calculations and stated they were allowed by RERA to do it. How can this be? they cannot charge the same rate for the terrace if at all. Does anyone have any idea?

    i am staying @ jumeirah village triangle (NAKHEEL PROJECT), COMUNITY NOT INFRASTRUCTURALY DEVELOPED, EVEN THOUGH, THEY ARE CHARGING SOMETHING Dhs 4.00 per sq.ft. - is there any one to tell them ?? it is not fair ?? can any one from RERA visit this area & tell developer, this is not fair.

    Every year Emaar keeps on jacking up the service charges. I have a two bed apartment and now they have doubled the service fee by saying that the patio is to be included. How can the service charge be the same for a patio and built-up area. Is there anywhere one can register grievances against them?

    My opinion is different. It should be based on plot area. Stretch it a bit to get a clear idea. Hypothetically What if one person owned half the area of Meadows and built a small 2 bedroom house in it. Does that mean he will pay only 8000 dhs maintenance. Who is going to pay the rest. How much you occupy is how much you pay irrespective of how big your house is.

    I totally agree with DG. It should be charged on built-up area of villa and I will be at the meeting to put this forward as a request to the new association.

    Emaar charging per square foot of plot area is outrageous and unfair in communities like Arabian Ranches. A 4-bedroom villa of identical size could be on a 4,000 sqft plot or a 9,900 sqft plot. The correct way to do the charge is base it on the built-up area of the villa not the plot.

    I live in Terrace Apt at GF in Green Community, Motor City. I am paying yearly community charges to Union Properties even on garden area open to sky. My complaint is registered with developer as well as with Rera, but no response from both of them so far. Are these charges justifiable?

    I live in The Greens and owners association did not approve or even review the service charges. If anyone has the same complain let's pressure Emaar to review all service charges and complain to Rera.
