Dubai: Need to pay your electricity and water security deposit? Or want to register, renew or cancel your tenancy contract? Now, you can complete all related processes for Ejari and Dubai Electricity and Water Authority (DEWA) right through the DubaiNow app.

Here’s what’s new, and the steps you need to know to complete essential processes.

What is the new DubaiNow service?

On November 2, the Dubai Land Department (DLD) launched an enhanced Ejari service through the DubaiNow app – bringing key tenancy procedures together within the unified government platform.

This enhancement is part of the ongoing cooperation and digital integration between DEWA and DLD’s implementation of the Dubai Government’s ‘Services 360’ policy, which focuses on delivering seamless, proactive and integrated services centred on customer needs. The approach brings related services together within efficient digital journeys.

The enhanced service also supports the objectives of the Dubai Economic Agenda D33 and the Dubai Digital Strategy by advancing government service integration, improving the efficiency of digital services and reinforcing Dubai’s position as a global leader in seamless and intelligent government services.

Which new services can I now access on DubaiNow?

If you need to complete multiple procedures with DEWA and DLD, you can do so in one clear, connected process, via the DubaiNow app.

Here are the new services available, and the steps to follow.

Create and register tenancy contracts

Ejari, the Dubai government’s official online registration system for tenancy contracts, is a vital part of renting property in Dubai. The Ejari system ensures all tenancy contracts are drafted into legally binding documents, in a government-approved format. Without Ejari, tenancy contracts are not recognised by government authorities. Learn about Ejari registration here.

Previously, online registration was only possible through the DLD website or Dubai REST app. Now, you can create and register a tenancy contract with Ejari through the DubaiNow app. Follow these steps to do so:

Download the DubaiNow app via the Google Play Store or Apple App Store. Sign in with your UAE PASS.

Tap on ‘Services’ and navigate to ‘Housing & Properties’. Tap on ‘Ejari’.

Here, select ‘Create new contract’. Enter the required property information, including title deed details and tenancy terms, such as the rent amount and start date.

Upload relevant documents, including:

  • Title deed or property identification details.
  • Landlord’s Emirates ID and passport copy.
  • Tenant’s Emirates ID and passport copy.
  • DEWA Premise Number (a nine-digit number which can be found on the apartment or villa’s utility box, in the door frame of the front door, or on the top-right corner of any past DEWA bill).

Pay the registration fees and submit the application.

The system links both the landlord and tenant through UAE PASS. Once approved, the official Ejari certificate is issued immediately.

Pay DEWA security deposit

Once you have registered your Ejari contract, and received the official certificate, you can pay your DEWA security deposit directly through the DubaiNow app. This process guarantees the activation of electricity and water services in your new home, and protects DEWA against any unpaid utility bills.

Follow these steps to pay for the DEWA security deposit through the DubaiNow app:

Sign into the DubaiNow app with your UAE PASS.

Tap on ‘Services’ and navigate to ‘Housing & Properties’. Under ‘Electricity, Water & Cooling Services, tap on ‘Activation of Electricity/Water (Move-in)’.

If you have an active Ejari contract, it will be linked to your UAE PASS. Select the tenancy contract and choose the option ‘Activate DEWA services’.

If the contract is not linked, you can enter your Ejari number in the requisite field, as well as your DEWA Premise Number. The Ejari Number is available at the top of your Ejari Certificate, while the DEWA Premise Number can be found on the front door frame of apartments, and on utility boxes in villas.

Pay the required security deposit, which is Dh2,000 for standard apartments and Dh4,000 for villas. Pay the activation charges, as well.

Submit the request. You will receive a confirmation and utility activation will be processed within 24 hours.

Cancel Ejari contract

Ejari cancellation is the official process of removing a tenancy contract from the Dubai Land Department (DLD) register after the lease has expired, been terminated, or the property has been vacated. Tap on ‘Services’ and navigate to ‘Housing & Properties’. Tap on ‘Ejari’.

Select ‘Cancel contract’. You will be able to view the tenancy contracts that are linked to your UAE PASS, in your DubaiNow account. Select the one you want to cancel.

Upload required files, including the following:

  • Emirates ID of the applicant.
  • Official Power of Attorney details (if the applicant is a representative).
  • Ejari certificate or original DLD Unified Tenancy Contract.
