Dubai Land Department (DLD) has introduced a simplified mechanism, the Easy Leasing Initiative, to transform Dubai's rental market by offering flexible payment options that meet tenants' needs and support the real estate market's growth and sustainability.
The Department revealed 3 steps to join the "Easy Leasing" initiative, where property management companies complete simplified registration and qualification procedures in coordination with the Dubai Land Department, to start offering flexible payment options to tenants.
The first step is to contact the property management company. The tenant can do this by contacting one of the property management companies participating in the "Easy Leasing" initiative to inquire about the benefits and facilities available for the property, such as flexible payment plans or a grace period, depending on what each company provides.
The second step is to choose the appropriate facilities, where the property management company explains the options available to the tenant and agrees on the appropriate facilities for both parties, whether it is a Payment Plan, a grace period, or any other benefits within the initiative.
The third step is to include the terms in the lease contract when the agreement is signed. The property owner or the real estate management company includes the agreed terms and facilities within the lease contract, so that the tenant enjoys the agreed benefits throughout the duration of the contract.
Dubai Land Department (DLD) revealed the eligibility criteria for participating in the program, which includes residential apartments, villas, offices and commercial spaces, which are eligible to benefit from the initiative, which benefits UAE residents and holders of valid visas.
The duration of the lease is not less than 12 months, while the "easy leasing" initiative applies to standard leases that extend for one year or more.
Dubai's Concessional Leasing Initiative targets all parties in the rental market, with the aim of enhancing flexibility and facilitating access to more stable and balanced housing and financing solutions.
