Dubai-based property management company, Salwan, has lowered services charges on the Jumeirah Beach Residence (JBR) project to Dh15.32 per square foot with retrospective effect from September 2008. The revised service charge includes the payment for community utilities at Dh7 per sqft and other expenses at Dh8.32 per sqft. Salwan's announcement follows a successful negotiation with service suppliers after receiving an approval from the Real Estate Regulatory Agency (Rera). "We will continue to provide our clients with world-class services. As part of our sincere efforts to provide timely, quality and cost effective property management solutions, Salwan has renegotiated the service charges with our suppliers at JBR," said Saeed Bushalat, Chief Executive, Salwan. "We want clients to know that cost effectiveness and environmental consciousness are at the core of our operations. Therefore, we will continue working with suppliers to provide best deals for our clients and provide maximum value for money. Consequently, we want to assure clients that our efforts to raise the bar on our services while maintaining a 'lifestyle of a lifetime' at the development will continue to remain our core priority, said Bushalat. "The proactive stance undertaken by Salwan to minimise property management costs at Jumeirah Beach Residence is commendable. We have begun assessing facilities management charges in freehold properties to strengthen relationships among developers, property management companies and the home-owners. "We are putting a system in place that will monitor and control service charges and keep the rates at reasonable levels for owners and developers to maintain a successful management of the properties and facilities," said Marwan bin Ghalita, Chief Executive of Rera.
